Rental Agreement

Thank you for choosing Seabrook for your beach vacation. By signing this rental agreement, you agree to all Seabrook Terms & Conditions

Upon Arrival: 

Guests are required to check in at Seabrook’s Rental Lobby, located at 301 Front Street Pacific Beach, WA 98571, starting at 4:00 PM. This process includes face-to-face interaction for initial registration and issuance of a secure access code, along with necessary information for the property. In the event of an after-hours arrival, guests will be provided the access code via text message.

Housekeeping and Maintenance personnel provide services to each home between occupancy in order to prepare for incoming guests. Sometimes, due to unforeseen circumstances, the home may not be ready right at 4:00 PM. This rarely occurs, but we do apologize in advance, if it does happen.

Parking: 

Vehicles parked in or blocking a fire lane will be towed. Parking of motorhomes, trailers, campers, or boats of any kind is not permitted. Vehicles parked in or blocking a fire lane will be towed. Parking of motorhomes, trailers, campers, or boats of any kind is not permitted. 

Use home garages whenever possible. Park in homes listed and marked designated spot(s). Park parallel along both sides of wider streets: Seabrook Ave, Front St, Blackberry St, Compass St, and Highway 109. 

RV Parking: 

Sprinter Vans (and other cargo-type vans) may only be parked next to the rented home and not used as housing accommodations. Recreational Vehicles (RVs) are not allowed to park in Seabrook. Seabrook reserves the right to approve parking in a designated area on Seabrook property for special circumstances. If you are traveling with an RV, then please speak to our Vacation Planners to discuss designated RV parking areas. 

Where NOT to Park: 

Do not block access to another home’s garage, driveway or gate. Do not park in another home’s designated parking space. Do not park in a FIRE LANE which is an alley that a fire truck could not get down if a vehicle was parked there. 

Do not park in any marked or known as no parking ex: Meriweather Square, in front of fire hydrants, next to stop signs. Do not park on Oyster shell footpaths. Do not park on open home lots.

Parking citations are issued to vehicles parked illegally. Vehicles not moved within two hours are subject to be TOWED. 

Home Keys:

Some homes have carriage house, garage, hot tub and home hard keys.  Carriage house, garage and hot tub keys are to be left in the home upon departure. Home keys are to be returned to the Guest Services office.  Failure to return keys will result in a fee ranging from $100 – $300.

Travel Insurance:


Seabrook Hospitality has partnered with RedSky Travel Insurance to provide Trip Preserver for our guests. Trip Preserver provides trip insurance, emergency assistance, and travel services for natural disaster evacuations and family emergencies, such as illness or death in the family. See RedSky for more information. 

The cost is 6.95% of your total, which is due with your first payment. Once purchased, this fee is non-refundable. Travel insurance is optional. However, we strongly urge you to consider this insurance when planning your vacation. If you do not wish to purchase travel insurance, then decline the coverage by selecting the “I do not want to protect my trip” under the Travel Insurance option.

Pet Policy:  


Pets may not be left unattended in homes (unless they are in a crate or kennel), garages, vehicles, or outdoors anywhere while in Seabrook.

Due to homeowner or guest allergies, or the personal preference of homeowners, certain homes do not allow pets of any size. In all cases, animals besides dogs are strictly prohibited.

“Pet Friendly” homes are available upon request, with a two (2) pet maximum per home. A $75.00 to $90.00 (plus 11.9% tax) pet fee is added for the stay per pet. Pets are not allowed on furniture or in beds unless covered with a pet sheet that is provided at check-in. Guests are solely responsible for the behavior of the pet and any damage caused by the pet, and must follow guidelines given upon check-in. If a dog is being disruptive to other guests, safety staff will be in contact.

If Seabrook Hospitality discovers that a pet has been or is still in a home without prior approval, a $350 fee may be charged for pest control, deep cleaning, and damages. Pick up all pet waste. If waste is not picked up in the yard of home, a $25 will be charged to the credit card on file.

If you have a runaway, please contact Salty Dog or the Guest Services Office. 

If this is NOT a Dog-Friendly Home: If management discovers that a pet has been or is still in a home without prior approval, a $350 fee may be charged for pest control, deep cleaning, and damages.

Hot Tub Policies:

When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.  Seabrook will not be responsible for accidents, injury, chemical reactions, or rashes. 

Hot tubs are clean and ready before your arrival. If the hot tub needs attention upon arrival, or at any time during your stay, please call us immediately. Please inform us if you notice anything wrong with the spa or the water level is below the jets. 

Hot Tub Rules: 

  • Do not use the hot tub if the temperature is above 104F. Call 360-276-0265 so we can verify the hot tub is working properly. 
  • Do not remove or adjust the floating chlorine dispenser from the hot tub. 
  • Do not, under any circumstances, remove filter from filter compartment. 
  • Do not add chemicals, soaps, bubble bath or fragrances to the Spa. 
  • Please rinse off before entry and shower after using the hot tub. This ensures that you and the hot tub stay clean and healthy. 
  • Hot Tub Covers: 
  • Please use the hot tub cover lifts with each hot tub (where provided) or remove cover and set to side. Do not lay on the ground. 
  • Replace cover when not in use. 
  • Do not stand or sit on the hot tub cover. Replacement of cover is $500 and will be charged to the credit card on file. 
  • Do not turn jet knobs as you may end up breaking them, resulting in a fee charged to the credit card on file. You may adjust pump jets and light buttons as desired. 
  • Glassware, bottles, food, candles and smoking in or around the hot tub is prohibited. 
  • Please do not use any items such as toys, washcloths in the hot tub as they can get sucked into the filter and ruin the pump. 
  • It is best for the hot tub not to wear regular clothing. Swimsuits are required; please rinse
    bathing suits prior to getting into the hot tub. Please be sure your skin is free of perfumes, body oils and lotions. Taking a shower beforehand is recommended. 
  • Do not use any electrical appliances near the hot tub. 
  • This is a hot tub, not a pool. Overuse will affect water quality. 
  • The hot tubs should not be overloaded with guests. Overloading will cause the water to spill out and the pumps will not function properly. 
  • Take care in entering and exiting. Those who are pregnant, have heart problems or poor physical health should not use the hot tub. Alcohol use increases the intensity of hot tub use. Please monitor your own health condition before deciding to use the hot tub. 
  • It is recommended that healthy adults not exceed 20 minutes in the hot tub. 
  • No infants shall be allowed in the hot tub. Children sixteen (16) years of age and younger shall be accompanied by an adult while in the hot tub. 
  • Lifeguards are not on duty. 

By proceeding, you agree to Seabrook terms and conditions of your rental. You also understand that items are not to be moved from one home to another, as you may be charged for missing items.
