Seabrook Windermere is excited to introduce The Sunset District: a coastal-facing neighborhood breaking ground within Seabrookâs Town Center. The district offers west and southwest-facing views, easy access to two main beach trails, and effortless access to shops and dining where the energy of town meets the ease of coastal living.
The Sunset District is poised to become a natural extension of Seabrookâs coastal town center, a place where daily life flows easily between home, town, and coast. Its thoughtful layout encourages connection with walkable streets, open light, and a sense of pace that heightens coastal living.
âItâs no surprise that the most desirable real estate markets are anchored by great main streets,â says CEO and Town Co-Founder, Casey Roloff. âThe Sunset District is going to be part of one of those beautiful main streets that has everything you want, not only for a vacation experience, but also a full-time living experience.â

The vision comes full circle as The Sunset District brings to life the final piece of a long-envisioned town center. Itâs a defining moment in Seabrookâs story with the addition of beautiful oceanview townhomes and condos as well as new, vibrant retail locations.
âWeâre offering a wide range of urban homes, varied in size, scale, and price, so people can find the right fit for their lifestyle,â says Vice President of Town Planning, Stephen Poulakos. âWhether itâs for themselves, their family, or whatever stage of life theyâre in.â

Oceanview Living in the Sunset District

Townhomes in The Sunset District are situated upon a coastal bluff designed to take in the picturesque northwest sunsets, and to make the most of their setting. Rising across four levels and with open-floor layouts that frame ocean views and invite natural light throughout the day. These homes feature a reverse living layout with a private integrated elevator and an open main floor that leads onto balconies facing the water and privately situated rooftop decks made for taking in the light and the ocean view. These homes all have effortless access to town and the beach, capturing Seabrookâs balance of comfort, connection, and ease.
From the outside, the shingle clad townhomes reflect the character of Seabrookâs coastal design. Inside, every space is created to support daily living that feels both relaxed and elevated, whether itâs a slow morning coffee overlooking the waves or a sunset gathering on a private balcony above.
âWith the vibrancy of the town center and the expansive ocean views, The Sunset District will arguably be the best place to spot whales while you watch the sun dip into the sea,â says Holly Emerson, Vice President of Real Estate Sales and Managing Broker.
These homes arenât just built for weekend escapes, theyâre made for enjoying full-time living, with the ocean always in view and the center of town just steps away, including the vibrant energy of Market and Front Streets.
Three expansive luxurious penthouses are also planned within The Sunset District, each at 3,000 square feet and positioned for light, privacy, and panoramic ocean views. Positioned at the center of town, these penthouses are designed to offer the best of both worlds, unobstructed ocean views, both south-facing balconies warmed by all-day sun and protected from coastal winds, as well as west-facing balconies for the best Pacific Ocean views. The buildingâs prominent southwest corner boasts its most signature architectural feature, its sunset viewing tower with large window assemblies and a connected rooftop deck for outdoor entertaining as well as for enjoying The Starboardâs spectacular and unparalleled ocean views.
Just below, a new fine-dining restaurant is planned to join Seabrookâs growing culinary scene. Set to offer breathtaking sunset views over the ocean, itâs imagined as a place for everyday dining and connection where a community effortlessly comes together.

Welcoming New Shops to The Sunset District
As The Sunset District takes shape, it brings with it a thoughtful collection of new retail spaces designed to complement the already bustling retail and dining scene. These additions to Market Street will offer more places to gather, explore, and connect just steps from homes and the beach.
Each new storefront is designed with intention, adding convenience and character, blending neighborhood living with the ease of small-town walkability.
History of The Sunset District Block

When Seabrook was first established more than two decades ago, it began with a vision rooted in thoughtful design, genuine community connection, and a deep respect for its natural setting; these are all qualities that continue to set it apart as a coastal town. The very first real estate office resided upon The Sunset District block, in what was a modest double-wide trailer, wrapped with a glass âfront porchâ and outfitted with a wood-burning stove, lovingly tended by the townâs first infrastructure builder, Mr. Parker whose name now gracesâĤThis cozy space served as the original sales center and cottage rental âcheck-inâ hub for our earliest guests and homebuyers.

What began as a few homes along Bella and fronting Crescent Park quickly grew into a thriving coastal town. The original watercolor sketch by town planner Laurence Qamar, was used to share the Seabrook dream of what would become Market Street. It sold prospective homeowners not just on property, but on a vision of a walkable, oceanfront town center. In the earliest conceptual plans, The Sunset District block was originally referred to as The Artistâs Block, as it was intended to be a creative anchor of town featuring studios and artists galleries. Over time, as the town evolved and its vision matured, that concept gave way to what is now The Sunset District. A broad mix of homes, retail, restaurants and community gathering spaces designed to maintain the original vision rooted in timeless urbanism principles. From those early sketches to the bustling streets of today, Seabrook was expanded with intention, incubating local businesses into some of the towns prospering brick & mortar establishments, allowing for the refining of its architecture, and preserving its most significant urban block for lastâThe Sunset District.
âWe knew The Sunset District would be one of the most important urban blocks in Seabrook, so we took our time to design it thoughtfully and carefully to ensure it becomes one of the most iconic additions in town,â says Stephen.
Shaping Whatâs Next
The Sunset District carries forward Seabrookâs vision of coastal living where homes are inspired by their surroundings and everyday life feels naturally connected to the ocean and the pace of a coastal town. With each new addition, the district enhances Seabrook's walkable charm, offering spaces that are as comfortable as they are inspiring with a plethora of unique shop owners. Itâs a place designed for gathering, for slowing down, and for finding joy in both the view and the community. As the district develops, so does the opportunity to be part of something lasting and thoughtfully crafted.
The Sunset District isnât just a new chapter, itâs the realization of a vision many years in the making. What began as a sketch of a coastal town has now come full circle with the completion of this defining block, a place where community, coastline, and design come together in a way only Seabrook can offer.
