What is Seabrook's status?
Now in its 5th year, our new beach town is home to many new and exciting happenings! Here is a quick rundown of all the exciting comings and goings.
Market - Lil's Pantry, Seabrook's newest business is getting ready to open its doors in early March. Ground was broken in late summer 2008 and we eagerly await this much needed amenity's completion. The market will feature meat, fish & poultry, cheese & dairy products, fresh fruits & vegetables, breads & cereals, sauces & seasonings, dips & salsas, pasta & rice, sweets & treats, a full-service deli, an espresso bar (plus seasonal gelato & ice cream!), and finally sodas, beer & wine.
Plus, you can shop online at lilspantry.com and have the food delivered to your beach cottage when you arrive!
Oceanfront Ground Breaking - As many of you have noticed, with the infrastructure now in place, we have broken ground on our first oceanfront homes. To read more information on Seabrook's first oceanfront phase, please visit our oceanfront webpage.
New Beach Access - Seabrook's Northern most beach access is now underway near lot 154 of the Northwest Glen. We will start construction on the pedestrian bridge when we start phase 3 expected Summer of 2010. To view pictures of the new beach access construction, visit the the Seabrook Blog.
Bike Shop/ Repair Area - Our cottage rental company has set up an area near their current office that accommodates increased bicycles for the coming summer. This is the place to check out flex bikes, get your own bikes tuned up, or rent other goodies such as skim boards, tandems and baby bike carriers.
Meriwether Square & Gazebo - Meriwether Square and Gazebo are now complete! This outdoor room is a great place to meet more of your neighbors and guests. Next time you are out for a stroll, stop by Meriwether Square and admire the view into Woodland Promenade and Perennial Park.
New Playground - We are very excited about our new park located just south of the recently built water tank facility. This new fenced-in playground includes a much larger play set along with a two story tower for the kids to climb. We have also added a restroom for your convenience. This playground is conveniently located just steps from Seabrook's recently released Beach Camp Cottage Court.
Crescent Indoor Swimming Pool - We are still working hard on the designs and expect them to be complete by the early summer. Since this is a large project, construction will be postponed until after summer so everyone can continue to enjoy the park. Our goal is for the indoor pool to be complete by mid 2010 and the current playground will stay in place until construction begins.
Dorothy Anderson Cottage/ Community Garden - For those who don’t know where this is, it is just North of Crescent Park. This cottage is one of the oldest cottages on the Washington coast and our plan is to completely restore it to its original condition. We will also be adding a community garden around the cottage. Due to our busy construction and landscaping schedule, we don’t expect this area to be complete until Summer of 2009.
Seabrook Boutique Hotel plans - We are starting the planning process for a new boutique hotel/spa in Seabrook (40-60 rooms). We are currently working through the feasibility study, which is off to a good start. The vision for the hotel is to serve adults only, complimenting our cottage rental program which already caters to families and large groups. The hotel will be yet another civic area for Seabrook with a spa, restaurant, roof top bar, and lobby, all open to the public. We will be sure to keep you posted as more information becomes available.

What is the exact location of Seabrook?
We are located 1 mile south of Pacific Beach, Washington on State Route 109.

What is the total number of residential units/homes in the community?
Seabrook will have 400 homes on 303 lots, plus room for additional homes on adjacent undeveloped property.
Will there be amenities such as a pool, tennis, boat/bike rental, running path, and shopping in Seabrook?
We have plans for a pool, outdoor tennis, and an extensive path system. We also plan to have a pub, grocery store, art galleries and studios, a bank, physician, theatre, hotel, restaurants, a spa, and more. Home owners will have an influence on what amenities they would like to see.
Where are the closest shopping, movies, groceries, and shopping for residents and guests?
Convenience stores with basic groceries are available within 5 minutes. Larger shopping stores and movies are 20 minutes away in Ocean Shores or 30 minutes in Aberdeen/Hoquiam. We plan to have all of these amenities on Main Street in the future.
Front Street Cafe is now open! The Cafe is open seven days a week for lunch and dinner and serves breakfast on the weekends and holidays. Come join us for a cup of coffee or the best clam chowder on the Washington Coast!
What utilities will be available?
Seabrook has all the "standard" utilities, including sewer, water, electric, phone, DSL, cable, and propane.
Where can I stay when I visit?

Is Seabrook prepared for a Tsunami?
Seabrook's spectacular topography does more than allow for great vistas - Our western facing bluffs and higher elevations provide one of the safest locations on the Washington coast. While the majority of the developed Washington coast is 20 feet or less in elevation, over 90% of Seabrook is at or above 70 feet. In fact, Seabrook has been designated by the local and state emergency response services as an evacuation destination for locals who live in some of the lower, more vulnerable elevations, should the need ever arise.
How is Seabrook different from other popular beach towns like Ocean Shores, Washington and Oregon coast towns?
Seabrook brings the sensibility of popular Oregon coast towns to a beautiful stretch of the Washington coast. Unlike other Washington coast towns like Ocean Shores, Seabrook is a pedestrian-friendly community where a short walk will get you anywhere you want to go. What is your building schedule? When can I get my home?
Four buyers each month will be able to complete home purchases. We begin approximately one home per week, and each home takes approximately 4-6 months to complete, depending on floor plan and upgrades.
What is the projected final completion date for Seabrook?
We will most likely follow the recommendation of a Zimmerman/Volks market study with about 50 per year. We could sell out at a much faster rate, due to the interest and excitement we are experiencing. We are building at a comfortable pace that will allow us to pay close attention to detail, and deliver a town that reflects careful design, planning and construction.

What is the cash requirement when we go to contract?
We require 10% non-refundable earnest money, based on the full purchase price of the home.
What is the pricing for Seabrook homes?

How do I get an oceanfront home?

What if I'm not in the earliest group of buyers? Can I still get an oceanfront home?
We own nearly 1 mile of oceanfront land, some of this is currently approved and some is reserved for future development. If you are interested in an oceanfront home, please make sure you are signed up to receive current information.
Part of what makes Seabrook special is the attention given in the design to the ocean as an amenity that belongs to the entire town. By studying the natural topography and then carefully placing the streets and paths, our town design brings the view, sound, and feel of the ocean deep into its core. For example, owners and guests alike will enjoy Seabrook's Oceanfront Promenade, a public walkway designed along the entire Oceanfront.
Can I build a custom home on one of Seabrook's lots?
We have several lots available for people to work with their own architect and design a custom home.
Will you have live-work units?
While the live-work building type is integral to our plan, our immediate focus is to create a critical mass of housing to warrant retail commercial businesses and to ultimately help ensure those businesses' success. We are currently accepting confidential business proposals and concepts for the types of businesses people are interested in opening. I'm interested in owning a vacation rental. Is this allowed? Will there be a property management company available?
Yes! We anticipate that many homes in Seabrook will be used as vacation rentals. Seabrook has its own property management company, and to ensure quality we are offering maintenance, landscaping, and full-time security services in addition to the reservation management and guest services.
What is the projected rental occupancy (based on other properties/area)?
We are patterning ourselves after the best new towns and villages, which have been successful in renting homes. What Carmel is to California, and Cannon Beach is to Oregon - We expect Seabrook to be for Washington. With our design and attention to detail, we expect that Seabrook will become a beach experience second to none -- attracting both regional and out-of-state guests. Seabrook will make Washingtonians think twice about taking the longer drive to the Oregon coast. We believe that the market will grow to be stronger than the Oregon coast due to its proximity to a very large metro area and a solid business plan.
What type of advertising/marketing is being done for rental and resale?
We have an extensive marketing plan -- encompassing most advertising vehicles -- to spread the word about your vacation rental or resale. Our web presence is growing rapidly as we work diligently to increase awareness and bring significant information to consumer's fingertips.
Like other new towns, the best advertising and marketing is the PR and the word of mouth we receive for our work. We have already received attention from National media, including Coastal Living, and Sunset Magazine. And, we have also been seen in the Seattle Times, Seattle Magazine, Evening Magazine, Tacoma News Tribune, and the Olympian as well as other regional media.
Who is the typical guest and what do they look for in this area?
Our typical renter will be looking for a "authentic coastal experience" very much like Cannon Beach. What sets us apart is our proximity to Seattle (with the Olympic National Park in our backyard) relative to destinations on the Oregon Coast.
