What is Seabrook's status?
Established in 2004, our beach town has been a home to many new and exciting happenings! Here is a quick rundown of all the fun comings and goings.
Crescent Indoor Swimming Pool - Seabrook is one of the only places along the Washington and Oregon coastlines that offers a heated indoor pool to its guests and homeowners. Located in the South section of Crescent Park, the South Crescent Pool has become a big attraction. Come take a dip!
Mill 109 Restaurant - Seabrook's family friendly restaurant, the Mill 109 Restaurant & Pub, is located right at the entrance of town offering a cozy atmosphere and tasty food. Serving lunch and dinner every day and breakfast on the weekends, the Mill 109 menu features a wide range of cuisine types guaranteed to satisfy all your tastes. Come summer time, the Mill will be open every day for breakfast, lunch, and dinner. Stop by for a bite, a pint, or just to say hi!
Front Street Market - Seabrook's corner grocery market provides residents and visitors with all basic groceries they'd need. The market features meat, fish & poultry, cheese & dairy products, fresh fruits & vegetables, breads & cereals, sauces & seasonings, dips & salsas, pasta & rice, sweets & treats, a full-service deli, an espresso bar (plus seasonal gelato & ice cream!), and sodas, beer, and wine.
Retail District - Welcome to our first retail district right in the center of town! Featuring restaurant Mill 109 Pub, corner grocery store Front Street Market, dog gift shop The Salty Dog, pottery painting studio Imagine That, home goods store Seaworthy, and arts-and-crafts corner Crafty Christine, you'll find whatever you need at Seabrook's retail district. All of these shops and stores are planned to move into the future town center (on Main Street), as is normally the process of developing new urbanist towns and neighborhoods. We are also happy to welcome Windgate Equestrian, Spa Elizabeth, and Stowaway wine bar and cheese shop, as well as Sweet Life, Frontager's Pizza, Red Velvet Bakery, Buck's Bikes, Seabrook Kids, and SeaWorthy as the newest merchants to town. Town Hall - Seabrook's central landmark is welcomes guests and owners for events, weddings, corporate retreats, movie nights, and anything else you can think of. Equipped with a full commercial kitchen, bar, state-of-the-art audio & video system, and charming details fitting of Seabrook's architectural style, the 3-level Town Hall is a big addition to Seabrook's list of amenities for all guests and homeowners. NW Glen Oceanfront Neighborhood - Washington coast's most sought-after real estate, oceanfront properties, are in full swing here at Seabrook. Our first oceanfront neighborhood, NW Glen, featured 19 oceanfront home sites directly overlooking the Pacific Ocean. Bike Shop/Repair Area - Welcome to Buck's Bikes! The new bicycle repair shop which started in Spring of 2016. Visit Buck and crew to rent bicycles and purchase bike-related gear. This is the place to check out our trademark fleet of beach cruisers bikes, get your own bikes tuned up, or rent other goodies such as skim boards, tandems and baby bike carriers. Meriweather Square & Gazebo - This outdoor room on Meriweather Square is a great place to meet more of your neighbors and guests. Next time you are out for a stroll, stop by the Meriweather Gazebo and admire the view into Woodland Promenade and Perennial Park.
Playground & Basketball/Tennis Courts - Right at the entrance of the Farm District sits our playground and basketball court area, which is just steps away from the Tennis and Pickleball courts. The nicely fenced-in playground includes a much larger play set along with a two story tower for the kids to climb. Adjacent to the new playground is an outdoor basketball court.
Dorothy Anderson Cottage/Community Garden - Located just North of Crescent Park, this cottage was one of the oldest cottages on the Washington coast and we are proud to say that we have fully restored the cottage to its original condition. In collaboration with the North Beach Museum, the Dorothy Anderson Cottage is now quite the artifact at Seabrook, reminding us of the great history the Washington coast has and how fortunate we are to be a part of it here at the beach.
General Seabrook Questions
What is the total number of residential homes in the community?
There are about 320 privately owned homes built at Seabrook, over half of which are in the Seabrook Cottage Rentals program. Seabrook is planned to have about 400 single-family homes and over 450 units, but there is also room for additional homes on adjacent undeveloped property.
Are there amenities such as a pool, tennis & basketball courts, boat/bike rentals, running paths, and shopping in Seabrook?
Yes, yes, and yes! We are one of the only destinations along the Washington and Oregon coast to have a heated indoor pool, and we already have an outdoor basketball court. Tennis courts are planned for the near future. Bikes can be rented at the bike tent by the Cottage Rentals office, but we do not have any boat rentals yet. You'll find an extensive path grid for walking and running through Seabrook, and the long, flat beach is a great place for a jog. We also have a restaurant/pub, grocery store, and a thriving retail district. A Town Hall for events and weddings has been the latest addition to the long list of amenities at Seabrook. Additional pizza restuarant, bakery, fitness center, and a candy and ice cream shop are opening this summer!
What utilities are available?
Seabrook has all the standard utilities, including sewer, water, electric, phone, DSL, cable, and propane.

Is Seabrook prepared for a Tsunami?
Seabrook's spectacular topography does more than just offer great vistas - our western facing bluffs and higher elevations provide one of the safest locations on the Washington coast. While the majority of the developed Washington coast is 20 feet or less in elevation, over 90% of Seabrook is at or above 70 feet. In fact, Seabrook has been designated by the local and state emergency response services as an evacuation destination for locals who live in some of the lower, more vulnerable elevations, should the need ever arise.
How is Seabrook different from other beach towns like Ocean Shores and some Oregon coast towns?
Seabrook brings the sensibility of popular Oregon coast towns to a beautiful stretch on the Washington coast. Unlike Ocean Shores and other Washington coast towns, Seabrook is a pedestrian-friendly community where a short walk will get you anywhere you want to go. What is your building schedule? How quickly would my home be finished?
We begin approximately one home per week, and each home takes approximately 4-6 months to complete, depending on floor plan and upgrades.
Pricing & Buying A Home
What is the cash requirement when signing a contract?
For townside homes, we require 15% non-refundable earnest money, based on the full purchase price of the home, at the time of mutual acceptance of the Purchase and Sale Agreement (PSA). An additional 5% non-refundable deposit is required upon issuance of the building permit by Grays Harbor County when we begin construction.
For oceanfront homes
, we only require a 10% non-refundable deposit based on the home site purchase price.
You also have the choice of acquiring your own construction loan through our approved broker, Mike Morneault (Home Street) or through another bank in which case we'd need to approve the loan and inspection process before mutual acceptance.

What is your availability of oceanfront homes?
Our first two oceanfront neighborhoods, Northwest Glen and Pacific Glen, are almost completely sold out. There are only a handful of available homes and home sites in these neighborhoods.

Can I build a custom home on one of Seabrook's home sites?
We have several home sites available for people to work with their own architect and design a custom home. Our architectural review committee has also put together a list of pre-approved architects
Owning A Rental Property
Can I turn my home into a vacation rental? Is there a property management company available?
Yes! Many homes in Seabrook are already being used as vacation rentals. Seabrook has its own property management company, and to ensure the highest quality we are offering maintenance, landscaping, and full-time security services in addition to the reservation management and guest services. What is the projected rental occupancy (based on other properties/area)?
We've patterned Seabrook after the best new towns and villages which have been very successful in renting homes. What Carmel is to California and Cannon Beach is to Oregon - we've seen Seabrook become to Washington.
With our design and attention to detail, Seabrook has become a beach experience second to none -- attracting both regional and out-of-state guests. Seabrook makes Washingtonians think twice about taking the longer drive to the Oregon coast. We believe that the market will grow to be stronger than the Oregon coast due to its proximity to a very large metro area and our solid business plan.
Since each home is unique in size, location, and features, it is hard to project an average rental occupancy for all of Seabrook.

What type of advertising & marketing is being done for rentals and resales?
We have an extensive marketing plan - encompassing most advertising vehicles - to spread the word about your vacation rental or resale. Our web presence is strong and still growing rapidly as we work diligently to increase awareness and bring significant information to consumer's fingertips.
Like other new towns, the best advertising and marketing is the PR and the word of mouth we receive for our work. We have already received attention from national media, including Coastal Living and Sunset Magazine. We've also been featured by the Seattle Times, Seattle Met, Seattle Magazine, Evening Magazine, Builder Magazine, Tacoma News Tribune, the Olympian, Martha Stewart magazine, 425 Magazine, South Sound Magazine, Alaska Airlines Magazine, as well as other regional media.
Who is your typical guest and what do they look for in this area?
Our typical renter will be looking for an "authentic coastal experience" very much like Cannon Beach, OR. What sets us apart is our proximity to Seattle (with the Olympic National Park in our backyard) relative to destinations on the Oregon Coast.
